Terrace apartments are a unique offering in the Russian new-build market, even in a developed metropolis like Moscow. These outdoor spaces stand apart from standard balconies due to their larger dimensions and varied placement, which can include areas adjacent to the building, rooftops, or building overhangs. In modern developments, their sizes can range significantly, typically from 9 to 150 square meters.

According to experts from CORE.XP`s residential division, these premium outdoor spaces are available in 32 residential complexes across the capital, predominantly within higher-end market segments. Business-class new builds account for a substantial 61% of the total terrace apartment offerings. Premium-class properties follow with 25%, while comfort-class makes up 5%, and the exclusive deluxe segment represents 9%.

Developers most frequently incorporate terraces into larger apartments, typically those with four or more rooms. As of September 2025, such units constitute 36% of the overall supply. Three-room and two-room apartments each hold a 26% share. Single-room apartments account for 11% of the market, with studios representing a minor 2%.

The majority of terrace apartment listings are concentrated in Moscow`s Western Administrative District, making up 27% of the total supply. The Central Administrative District ranks second with 20% of listings, followed closely by the North-Western District at 18%. The Southern and North-Eastern districts each contribute 11% to the total.

A deeper dive into specific areas reveals the top five districts for terrace apartment availability. Presnensky District, located in the Central Administrative District, holds 10% of the overall offering. Mozhaysky District (Western Moscow) and Butyrsky District (North-Eastern Moscow) each account for 9%. Horoshevo-Mnevniki, in the North-Western District, is fourth with an 8% share. Rounding out the top five is Dorogomilovo District (Western Moscow) with 7%.
